The Tenant shall promptly notify the Landlord of any maintenance or repair needs.

**6. Insurance**:

The Tenant shall maintain liability insurance covering bodily injury or property damage arising out of their use of the Premises in an amount not less than [Minimum Insurance Amount] dollars per occurrence. The Tenant shall provide proof of insurance to the Landlord upon request.

**7. Termination**:

Either party may terminate this Contract upon 30 days\’ written notice to the other party. If either party institutes legal proceedings to enforce or interpret any provision of this Contract, the prevailing party shall be entitled to recover from the other party all reasonable attorney\’s fees and costs incurred in connection with such proceedings.
